• The provisions of this section or title shall be held to be the minimum <br /> requirements for the promotion of the public health, safety, morals and <br /> general welfare. In every case, the Planning Commission shall be <br /> granted flexibility in review and recommendation. <br /> 1 . Bakeries (retail). <br /> 2. Barber shops. <br /> 3. Beauty parlors. <br /> 4. Cafes. <br /> 5. Candy and /or Ice Cream shops. <br /> 6. Clinic, Dental or Medical. <br /> 7. Child Care Facility. <br /> 8. Delicatessens. <br /> 9. Drug stores. <br /> 10.Dry Cleaning establishments (self-service, automatic). <br /> 11.Dry Cleaning, dyeing and laundry pick-up stations. <br /> 12.Apartments. <br /> 13.Food stores and Grocery stores. <br /> 14.Haberdashery. <br /> 15.Hardware stores. <br /> 16.Laundries (Automatic — Self Service). <br /> 17.Libraries. <br /> 18.Meat Markets. <br /> • <br /> 19.Offices. <br /> 20.Shoe repair. <br /> 21.Studios, for professional work and including the teaching of any <br /> form of fine arts, such as music, drama, dance or photography. <br /> 22.Accessory buildings for construction purposes for a period not to <br /> exceed the completion date of such construction. <br /> 23.Temporary buildings for construction purposes for a period not to <br /> exceed the completion date of such construction. <br /> 24.Churches. <br /> 25.Public or private schools. <br /> B. CONDITIONS OF USE <br /> Any use permitted in the C-2 District shall be subject to the following <br /> conditions: <br /> 1. All business, servicing or processing, except for off-street parking and / or <br /> loading, shall be conducted within completely enclosed buildings. <br /> 2. Establishments of the "drive-in" type offering goods and services directly to <br /> customers waiting in parked motor vehicles are not permitted. <br /> 3. All business establishments shall be retail or service establishments <br /> dealing directly with customers, excluding churches. <br /> 4. "Fast Service / Carry Out" restaurants are permitted in the C-2 District. <br /> C. LOT SIZE <br /> No requirement, except in the case of apartments, the lot area shall be the <br /> same as required in the R-2 General Family District. <br /> D. YARD AREAS <br /> No building shall be erected or enlarged unless the following yards are <br /> provided and maintained in connection with such building, structure or <br /> ® enlargement: <br /> 1. Front Yard: Twenty-five (25) feet from the front property line or fifty-five <br /> (55) feet from centerline of existing right-of-way, whichever is <br /> greater. (Any yard adjoining a street shall be considered a <br /> front yard.) <br />
