L,:.ssor agrees to cause <br />appropriate provisions to be made tliereir_) that t1.1e moneys in the Construction <br />Fund shall be expended solely for the payment of the Project costs. Disburse- <br />ments shall be made from the Construction Fund in accordance v,7ith the provisions <br />of the Trust Indenture pertaining thereto. Any amount remaining in the Construction <br />Fund after payment of all Project costs shall be transferred to and deposited in the <br />Bond Fund, and the Lessee shall be credited with said amount against Lessee's <br />basic rent obligations set forth in Section 203 of this Lease and Agreement, with <br />such credit to be against the basic rent obligations as the same become due and <br />payable under Section 203, beginning with the first installment of basic rent due <br />thereafter, and the Lessee shall not be required to pay any basic rent thereafter, <br />except when and to the extent basic rent has become due and payable in excess <br />of such credit. <br />Section 104. Lessee and its agents, servants, employees and <br />representatives shall have free access to the Project during the construction <br />thereof, and Lessee agrees that, immediately upon completion_ of the construct - <br />inn, and equipping of the Project, it will enter into full possession of and occupy <br />the same under and pursuant to the terms of this Lease and Agreement. Lessee <br />and its agents , servants , employees and representatives shall have the right to <br />store and install machinery, equipment, fixtures , supplies and other personal <br />property in the Building during construction so long as such activities on the <br />part of Lessee do not unreasonably interfere with work under construction and <br />equipment contracts. Lessor covenants that the Lessee, upon paying the rentals <br />and perfonning all covenants, obligations and agreements on the part of Lessee <br />to be performed under this Lease and Agreement, shall and may peaceably and <br />quietly have, hold and enjoy the leased premises (as hereafter defined) for the <br />term of this Lease and Agreement. <br />Section 105. A. Lessor covenants that it will take such action and <br />institute such proceedings as shall be necessary to cause and require all <br />
