'*W 4WW !\-RTICLL- II TERM OF L -LASE AND RENTAL Section 201. Lessor, for and in consideration of Lhe rents, coven- ants and agreements herein reserved, mentioned and contained, on the part of Lessee to be paid, kept and performed, agrees to and does hereby lease to Lessee, and Lessee agrees to, and does hereby lease, take and 'hire from Lessor, subject to the terms, conditions and provisions of this Lease and Agreement expressed the following: (a) The .land situated in Independence County, Arkansas described in Exhibit A attached hereto (the "Land"); (b) The buildings, structures and other improvements now or at any time hereafter erected and installed on the Land; (c) All accretions, casements, rights of way and appurtenances belonging or in any wise appertaining to the Land and/or the improvements described in (a) and (b) above; and (d) All machinery, equipment and other personal property of every kind and nature whatever acquired by Lessor and paid for out of the Construc- tion Fund and placed on or in the Land and/or the improvements described in (b) above, or elsewhere, including, without limitation, all replacements and substitutions which become the property of the Lessor pursuant to the pco- visions of this Lease and Agreement. All such machinery, equipment and other personal property shall be identified in a ledger, one copy of which shall be filed with the Trustee and one copy maintained by Lessee on the leased pre- mises (as hereafter defined) and shall be marked by an appropriate tag, or other device, as being the property of the Lessor, The said machinery, equip- ment and other personal property leased hereby shall be referred to herein as "Lessor's machinery and equipment".
