M <br />vow <br />(b) Additional Rent. During the term hercof, Lessee small pay as <br />additional rent the Paying Agent's fees and expenses and charges payable to the <br />Trustee, as provided in the Trust Indenture, and all impositions (as de_`ined in <br />Section 301), expenses, liabilities, obligations and other payments of whatever <br />nature which Lessee has agreed to pay or assume under the provisions of this <br />Lease Agreement. If at any time any amounts paid by Lessee as additional rent <br />hereunder are or become in excess of the amounts required for the purpose for <br />which they were paid, such excess amounts shall be refunded to the Lessee. <br />(c) So long as any of the bonds, or coupons relating thereto, shall be <br />outstanding and unpaid, or until payment thereof has been duly provided for, <br />Lessee's obligation to pay basic rent and additional rent shall be absolute and <br />unconditional and the basic rent and the additional rent shall be certainly payable <br />on the dates or at the times specified without notice or demand, and without <br />abatement or set-off, and regardless of any contingencies whatsoever, and not- <br />withstanding any circumstances or occurrences that may now exist or that may <br />hereafter arise or take place, including, but without limiting the generality of the <br />foregoing: <br />(1) The unavailability of the leased premises for use and occupancy <br />by the Lessee at any time by reason of the failure to complete the Project by any <br />particular time or at all or by reason of any other contingency, occurrence or cir- <br />cumstance whatsoever (except in the event Lessee exercises the option to purchase <br />and pays the purchase price as specified in Section 1902 hereof); <br />(2) Damage to or destruction of the leased premises, or any part <br />thereof (except in the event Lessee exercises the option to purchase and pays <br />the purchase price as specified in Section 1303 hereof); <br />(3) Legal curtailment of Lessee's use and/or occupancy of the leased <br />premises, or any part thereof (except in the event Lessee exercises the option to <br />purchase and pays the purchase price as specified in Section 1902 hereof); <br />(4) Change in Lessor's legal organization or status; <br />
