CM <br />M <br />reletting, including, without limitation, all repossession costs, brokerage <br />connmissions, expenses of employees, altaration costs and expenses of <br />preparation for such reletting . <br />Lessee shall pay such liquidated current damages on the days <br />on which the basic rent would have been payable hereunder if this Lease <br />and Agreement had not been terminated. <br />At any time after such termination, whether or not Lessor shall <br />have collected any such current damages, Lessor shall be entitled to recover <br />from Lessee and Lessee shall pay to Lessor, on demand, as liquidated final <br />damages in lieu of all such current damages beyond the date of such demand <br />an amount equal to <br />(z) The basic rent and other then definitely ascertainable <br />sums as hereinabove provided which would be payable <br />hereunder from the date of such demand (or, if it be earlier, <br />the date to which Lessee shall have satisfied its obliga- <br />tions under this Section 1802 to pay current damages) for <br />what would be the then unexpired term of this Lease and <br />Agreement if the same remained in effect, less <br />(y) The then fair net rental value of the leased premises <br />for the same period. <br />If any statute or rule of law governing a proceeding in which such <br />liquidated final damages are to be proved shall validly limit the amount <br />thereof to an amount less than the amount agreed upon hereinabove, Lessor <br />shall be entitled to the maximum amount allowable under such statute or <br />rule of law. <br />Section 1803. In the event of a termination of this Lease and <br />Agreement by Lessor, or in the event of entry as aforesaid by Lessor without <br />termination, and prior to the time Lessor may have demanded final liquidated <br />damages, Lessee shall have the right, from time to time, to provide Lessor <br />with a tenant for the leased premises for a substantial portion of the unexpired <br />term of this Lease as it existed immediately prior to such termination, and <br />
