Lessor shall make appropriate provisions in the Trust <br />Indenture for a release of the lands to be involved in any expansion grogram (under <br />either Section 2301 (a) or Section 2301 (b)) from the lien of the Trust Tnd:orrture. The <br />consideration to be paid by Lessee to Lessor upon conveyance of the lands pursuant <br />to the provisions of Section 2301 (b) shall be One Dollar ($1.00) per acre and the <br />mutual benefits to be derived by the parties from such expansion program. <br />Section 2303. The fact that the land involved in such expansion <br />program shall cease to be subject to this Lease and Agreement by virtue of becoming <br />subject to a separate Lease and Agreement or being acquired by Lessee shall_ not re- <br />lieve, and shall not result in the relieving of Lessee of its obligation to pay basic <br />rent and additional rent or any of the other covenants and obligations on the part of <br />Lessee to be performed under this Lease and Agreement, or result in any diminution <br />thereof. <br />Section 2304. Lessee's expansion program and the land subject to <br />said separate Lease and Agreement or said acquisition by Lessee pursuant to the pro- <br />visions of Section 2301 may include only such portion of the Land originally leased <br />and demised by this Lease and Agreement as shall not at such time be improved with <br />a building or buildings or other structure or structures or be necessary for adequate <br />ingress and egress to and from said buildings and structures plus such additional <br />land adjacent to said buildings and structures, as may be reasonably necessary for the <br />proper and efficient use of such buildings and structures. <br />Section 2305. The rights conferred upon Lessee by this A fticle XXIII <br />shall be in addition to and not in limitation of any of the options granted to Lessee by the <br />provisions of .Article XIX hereof, and the provisions of this Article XXIII are in addition <br />to and not a limitation upon Lessee's rights under Section 502 hereof. <br />
