Phase I Environmental Site Assessment <br />Riverside Conoco <br />1350 Myers Avenue <br />Batesville, Arkansas <br />EXECUTIVE SUMMARY <br />This report has been prepared to document the scope of work, procedures, and <br />methods used by Pollution Management Inc. (PMI) during the course of this Phase I <br />Environmental Site Assessment (ESA). This Phase I ESA was conducted in accordance <br />with the scope and limitations of ASTM International E1527-21, Standard Practice for <br />Environmental Site Assessments: Phase I Environmental Site Assessment Process. The <br />findings and conclusions presented in this report are based upon the findings of the <br />visual site inspection, owner interview, and the limited regulatory and historical <br />records review for the property. This report is limited to the specific scope of work <br />and by the limitations set out herein. This report contains pertinent information other <br />than that set out in the Executive Summary, and should be read in its entirety. <br />The subject of this Phase I ESA is the property located at 1350 Myers Avenue in <br />Batesville, Independence County, Arkansas. The property is associated with <br />Independence County tax parcel 1100482001C. The parcel will be referred to hereafter <br />as "the subject property." The subject property is approximately one (1) acre in area <br />with one (1) approximately 4,000-square-foot convenience store and an approximately <br />2,500-square-foot metal canopy located thereon. <br /> <br />The historical records review revealed that the subject property was first developed as <br />a dirt lot sometime between 1942 and 1963. Around 2000, the present-day <br />convenience store and gasoline service station were constructed. Surrounding <br />properties have been commercial/office in use, with two (2) bank buildings and a <br />coffee shop to the north, a VFW constructed around 2000 to the east, and a <br />florist/bait shop to the west. <br /> <br />PMI utilized Environmental Data Resources (EDR) to search various federal, state, and <br />tribal databases suggested by ASTM E 1527-21. The subject property was identified in <br />the regulated storage tank (RST) database for the operation of two (2) underground <br />storage tanks. Several off-site facilities were identified within the recommended search <br />radii. A review of available information based on distance, apparent topographic <br />gradient, and/or regulatory status revealed that the identified facilities do not present <br />an environmental concern for the subject property at this time. <br /> <br />PMI performed a visual site inspection on December 8, 2022. At that time, the <br />subject property was a vacant gasoline service station. <br />1 <br />
