S2 <br /> b0ok, X <br /> removed by LESSEE, provided that LESSEE shall repair any damages to the premises <br /> caused by such removal. <br /> 8. LESSEE agrees to maintain the demised premises in a safe and sanitary <br /> condition and further agree that it shall engage in no unlawful activities upon the <br /> demised premises nor to allow any activities or conditions to exist thereon which <br /> would constitute a nuisance. LESSOR reserves the right to inspect the prem=ises at any <br /> reasonable time. <br /> 9. LESSOR agrees that LESSEE shall have full and exclusive possession <br /> of the demised premises during the term of this lease, and LESSOR further warrants <br /> that LESSEE shall have quiet possession of the demised premises and LESSOR shall <br /> defend LESSEE against any adverse claim to the right of possession of the demised <br /> premises during the term of this lease. <br /> 10. LESSEE is hereby given and granted the option to renew and extend <br /> this lease for FOUR (4) additional FIVE (5) year terms, each renewal term to <br /> commence at the expiration of the preceding term. Any of the options granted to <br /> LESSEE may be exercised by LESSEE only if LESSEE is not in default under this <br /> Lease Agreement at the time of such exercise.
