RESOLUTION NO.90I I- oa—vl -(� CITY OF BATESVILLE, ARKANSAS WHEREAS, the Batesville Planning Commission, following a public hearing on January 24, 2011, adopted a revision to the Comprehensive Plan to support high density residential development in an area on the south side of Woodmont Circle, more fully described as follows, and recommended said revision to the Batesville City Council for adoption; A tract of land being part of the Southwest Quarter, Southwest Quarter of Section 14,Township 13 North, Range 6 West,in the City of Batesville, Independence County,Arkansas,more particularly described as follows: Commencing at the southwest corner of said Section 14,thence S 88 degrees 12 minutes 01 seconds East 331.96 feet to the east right-of-way line of Eagle Mountain Boulevard;thence North 04 degrees 37 minutes 19 seconds East along said east right-of-way line 457.32 feet to the south right-of-way line of Woodmont Circle;thence along said south right-of-way line along a curve to the right. Said curve having a radius of 647.22 feet, an arc distance of 216.90 feet,a long chord bearing and distance of South 76 degrees 24 minutes 03 seconds East 215.89 feet to the point of beginning; thence continue along said south right-of-way line along said curve to the right,said curve having a radius of 647.22 feet,an arc distance 48.85 feet;a long chord bearing and distance of South 64 degrees 38 minutes 16 seconds East 48.84 feet;thence South 62 degrees 18 minutes 31 seconds East 127.33 feet;thence along a curve to the left, said curve having a radius of 476.72 feet,an arc distance of 193.00 feet,a long chord bearing and distance of South 73 degrees 54 minutes 22 seconds East, 191.68 feet to the centerline of an existing sanitary sewer easement;thence leaving said right-of-way line along said sewer easement South 34 degrees 09 minutes 55 seconds West 343.54 feet;thence North 04 degrees 37 minutes 19 seconds East 120.00 feet;thence North 88 degrees 12 minutes 01 seconds West 72.00 feet;thence North 24 degrees 24 minutes 13 seconds West 129.69 feet;thence North 88 degrees 12 minutes 01 seconds West 46.50 feet;thence North 04 degrees 37 minutes 19 seconds East 176.62 feet to the point of beginning;containing 1.47 acres,more or less. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF BATESVILLE, ARKANSAS THAT, the revision to the Batesville Comprehensive Plan as prepared and recommended by the Planning Commission be, and hereby is adopted.
