i WARRANTY DEED • KNOW ALL MEN BY THESE PRESENTS. THAT the City of Batesville, Arkansas, by and through its Mayor, Joe Baird, and its City Clerk, Denise Johnston, duly elected and serving, pursuant to Batesville City Ordinance No. 99-12-2, and duly authorized by the Batesville City Council as requested by the Batesville Utility Commission in its September 23, 2003, resolution and in consideration of the sum of One Dollar (S 1.00) and other valuable consideration to the City of Batesville in hand paid by said grantees, the receipt and sufficiency of which is hereby acknowledged, hereby grants, bargains, sells and conveys, subject to reservation of a sewer easement to Bank of America as successor in interest to First National Bank of Batesville, its successors and assigns forever, the following lands lying in Independence County, Arkansas to wit: I A tract of land being a part of the Southwest Quarter of Section 13, Township 13 North, Range 6 West, a part of Wolford's Quail Valley East Subdivision all in the City of Batesville, Independence County, Arkansas, more particularly described as follows: Commencing at the Southeast corner of said SW'/4; thence N 00° 49' 52" East along the East line of said SWI/4 a distance of 2416.56 feet to the north right of way line of Turkey i Run and the point of beginning; thence Southwesterly along said north right of way line and along a curve to i the left, said curve having a radius of 120.95 feet, a distance of 116.21 feet; thence S 35° 46' 58" W a distance of 36.20 feet; thence N 09° 07' 52" E a distance of 132.05 feet to the south right of way line of Harrison Street; thence Northeasterly along said right of i way line and along a curve to the right, said curve having a radius of 1858.83 feet, a distance of 106.94
