AN ORDINANCE REZONING CERTAIN PROPERTY
IN THE CITY OF BATESVILLE, ARKANSAS.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF BATESVILLE,
ARKANSAS, AS FOLLOWS:
WHEREAS, the following-described tract of land is
currently ,zoned R-1 • and
WHEREAS, the Batesville Planning Commission has
recommended that the said tract described below be zoned C-2 .
NOW, THEREFORE, the following tract of land should, and
hereby is zoned C-2 :
A tract of land being a part of the NW-3-4 of
the SW; of Section 13 , T13N, R6W in the City
of Batesville, Independence County, Arkansas,
more particularly described as follows:
Commencing at the Northeast corner of said
NW4, SW;; thence N 89027116" W along the
North line of said NW; SW; a distance of
423 . 66 feet to the East right-of-way line of
Vernon Drive; thence S 54018131" W along said
East right-of-way line a distance of 194 . 34
feet; thence along said East right-of-way
line and along a curve to the right, said
curve having a radius of 308 . 56 feet, a
distance of 107 . 71 feet; thence S 74018131" W
along said East right-of-way line a distance
of 300. 0 feet; thence along said East right-
of-way line and along a curve to the left,
said curve having a radius of 182 . 85 feet, a
distance of 91. 48 feet to the point of
beginning; thence S 72057118" E a distance of
156 . 39 feet; thence S 17001142" W a distance
of 168 . 08 feet to the North right-of-way line
of Harrison Street; thence N 71044128" W
along said North right-of-way line a distance
of 99 . 78 feet; thence N 85038152" W along
said North right-of-way line a distance of
76. 52 feet to said East right-of-way line;
thence N 14°18 ' 31" E along said East right-
of-way line a distance of 86. 64 feet; thence

20 ft. utility easement adjacent to Vernon

164 . 33 feet to the North right-of-way line of

Subject to a 20 ft. utility easement along
the East line and adjacent to Harrison Street
on the South line and a 5-ft. utility
easement along the West and North lines of
this tract.

It is hereby found and declared that an emergency
exists and that this Ordinance, being necessary for the public
welfare, shall be in full force and effect from the date of its
passage.
