AN ORDINANCE ZONING CERTAIN PROPERTY RECENTLY ANNEXED TO THE CITY
OF BATESVILLE, ARKANSAS, AND LYING NORTH/AND EAST OF THE INTER-
SECTION OF HIGHWAYS 25 AND 233,/DECLARING AN EMERGENCY AND OTHER
PURPOSES.
}y BE IT ORDAINED BY THE COUNCIL OF THE CITY OF BATESVILLE, ARKANSAS
`�AS FOLLOWS:
1. All of the property located within the recently annexed area
of the City of Batesville, Arkansas, said property being
described in Resolution No. 754, passed and approved by the
city council on December 9, 1980, should be zoned and is
hereby zoned as set forth below.
2. That the Batesville Planning Commission has recommended that
each tract described below be zoned as set forth below.
3. The following tracts of land should be and are hereby zoned
C-2.
(a) Part of the Southeast Quarter of Section 3, Township 13
North, Range 6 West, to -wit: Commencing at the intersection
of the North right-of-way line of Highway 25 and the East
right-of-way line of Arkansas Highways No. 233 and/or 394
(formerly U. S. Highway #167), said point being 50 feet
North and 18 feet East of the Southwest corner of the Southwest
Quarter of the Souteast Quarter, Sectign 3, Township 13
North, Range 6 West; then run North 01 21' East along the
East right of way line of Highway No. 233 and/or 394 (formerly
U. S. Highway #167), 401.4 feet; then run Northeasterly
along said East right of way line on a curve to the riggt
having a radius of 1085.91 feet and central angle of 34
19', a distance of 650.37 feet to the point of tangency;
then run North 350 40' East along said East right-of-way
line 20.0 feet to a 2 -inch iron pin for the point of beginning;
thence run North 89° 53' East 400.0 fe8t; then run South 00
07' East 200.0 fe8t; then run South 89 53' West 400.0 fe8t;
then run North 00. 07' West 150.0 feet; then run South 89
53' West 30.0 feet, more or less, to said East Highway
right-of-way line; thence run North 350 40' East 58.0 feet
to the point of beginning.
(b) Part of the Southeast Quarter (SE -1,) Section 3, Township 13
North, Range 6 West, to wit: Commencing at the intersection
of the North right-of-way line of Highway 25 and the East
right-of-way of Arkansas Highway No. 233 and/or 394 (formerly!
U. S. Highway #167) said point being 50 feet North and 18
feet East of the Southwest (SW) corner of the Southwest
Quarter (SW,) of the Southeast Quarter (SE,) Section 3,
Township 13 North, Range 6 West; thence run North 01 degree
21 minutes East along the East right-of-way of Highway 233
and/or 394 (formerly U. S. Highway #167), 401.4 feet; Thence
run Northeasterly (NEly) along the East right-of-way line on
a curve to the right having a radius of 1085.91 feet and
central angle of 34 degrees 19 minutes, a distance of 195.5
feet to the point of beginning; then run North 89 degrees 53
minutes East 587.1 feet; then run North 00 degrees 07 feet
West 235.6 feet; thence run South 89 degrees 53 feet West
400.0 feet; thence run North 00 degrees 07 minutes West
150.0 feet; thence run South 89 degrees 53 minutes West 30.0
feet to the Easternly right of way of Arkansas Highway #233;
then run Southerly along said Easternly highway right of way
a distance of 424.0 feet, more or less, to the Point of
Beginning.

Highway 25, thence North 88 Degrees 45 Minutes West 204.19
feet along said right of way to a point, thence North 71
Degrees 35 Minutes West 40.33 feet to a point on the North
R/W of Highway 25 and the East R/W of Highway 233, thence
North 02 Degrees 52 Minutes East 288.53 ft. along R/W o
Highway 233 to a metal stake, thence North 87 Degrees 16
Minutes East 234.82 ft. to point of beginning, containing
1.68 Acres.

follows; Beginning at the Southwest corner of this tract,

found in place, said marker being 50 feet North and 388 feet
East of Southwest corner of said Sixteenth and said Quarter

degrees 51 minutes East 531.5 feet with fence line and North
4 R/W line Arkansas Highway #25 to the SE/C of this tract,
