..r <br />owns and is lawfully possessed of the lands described and mortgaged <br />herein and that it has good and indefeasible title and estate therein <br />in fee simple and that it warrants and will defend the title thereto <br />and every part thereof to the Trustee, its successors and assigns, for <br />the benefit of the holders and owners of the bonds against the claims <br />and demands of all persons whomsoever. The City covenants that it <br />will do, execute, acknowledge and deliver or cause to be done, <br />executed, acknowledged and delivered, such Indenture or Indentures <br />supplemental hereto and such further acts, instruments, and transfers <br />as the Trustee may reasonably require for the better assuring, trans- <br />ferring, mortgaging, pledging, assigning and confirming unto the <br />Trustee all and singular the property herein described and the <br />revenues pledged hereby to the payment of the principal of and inter- <br />est on the bonds. <br />Section 404. No coupon or claim for interest appertaining <br />to any bond issued hereunder shall be kept alive after the date speci- <br />fied for the payment of such interest by the extension thereof or by <br />the purchase thereof by or on behalf of the City. Any such coupon or <br />claim for interest which in any way at or after the date specified <br />for the payment thereof shall have been transferred or pledged <br />separate or apart from the bond to which it relates or which shall in <br />any manner have been kept alive after the date specified for the pay- <br />ment thereof by extension or by the purchase thereof by or on behalf <br />of the City shall not be entitled to any benefit of or from this <br />Indenture, except after the prior payment in full of the principal of <br />all bonds issued hereunder and all coupons and interest obligations <br />not so transferred, pledged, kept alive or extended and, then only as <br />set forth in Section 506 hereof. <br />Section 405. The City covenants that it will promptly <br />cause to be paid all lawful taxes, charges, assessments, imposts and <br />governmental charges at any time levied or assessed upon or against <br />the mortgaged property, or any part thereof, which might impair or <br />
