VW <br />prejudice the lien and priority of this Indenture; provided, however, <br />that nothing contained in this section shall require the City to <br />cause to be paid any such taxes, assessments, imposts or charges so <br />long as the validity thereof is being contested in good faith and by <br />appropriate legal proceedings, and, provided, also that such delay <br />in payment shall not subject the mortgaged property or any part <br />thereof to forfeiture or sale. <br />Section 406. The City covenants that it will at all <br />times cause to be maintained, preserved and kept the mortgaged <br />property in good condition, repair and working order, and that it <br />will from time to time cause to be made all needed repairs so that <br />the operation and business pertaining to the mortgaged property <br />shall at all times be conducted properly and so that the mortgaged <br />property shall be fully maintained. <br />Section 407. The City covenants that it will cause <br />this Indenture and all indentures supplemental thereto, to be kept <br />recorded and filed in such manner and in such places as may be re- <br />quired by law in order to fully preserve and protect the security <br />of the holders and owners of the bonds and the rights of the <br />Trustee hereunder. <br />Section 408. The City covenants that so long as any <br />bonds issued hereunder and secured by this Indenture shall be out- <br />standing and unpaid the City will keep, or cause to be kept by <br />the Trustee proper books of record and account, in which full, <br />true and correct entries will be made of all dealings or trans- <br />actions of and in relation to the project and the revenues derived <br />from the project. When requested by the Trustee, the City agrees <br />to have the said books of record and account audited by an in- <br />dependent Certified Public Accountant. The audit report shall <br />contain at least the following information: <br />
