<br />the purchase price. Whenever the word "rents" or the word "rentals"
<br />is used herein, it shall be construed to mean both the basic annual
<br />rent and the additional rent.
<br />ARTICLE III
<br />QUIET ENJOYMENT AND POSSESSION
<br />Section 301. The Lessor covenants that the Lessee, on
<br />paying the rentals and performing the covenants and agreements here-
<br />in on the Lessee's part to be performed, shall and may peaceably
<br />and quietly have, hold and enjoy the said leased premises for the
<br />term of this Lease Agreement and that the Lessor will defend the
<br />Lessee's enjoyment and possession of said leased premises against
<br />all parties.
<br />ARTICLE IV
<br />MAINTENANCE AND REPAIRS
<br />Section 401 (a) All buildings, improvements, machinery
<br />and equipment upon and in said leased premises shall be kept, both
<br />outside and inside, in good and substantial order and repair by
<br />the Lessee, at the Lessee's sole cost and expense, including, but
<br />not limited to, all walls, roofs, floors, vaults, water and sewer
<br />connections, window and other glass, plumbing, water, gas and
<br />electric fixtures, pipe, wires and conduits, and all machinery,
<br />fixtures and appurtenances in, on, or connected with, the leased
<br />premises so that, at all times, the said buildings, improvements,
<br />machinery and equipment shall be in good order, condition and re-
<br />pair. Lessee's obligations set forth in this Section 401 (a)
<br />shall be applicable to any buildings, improvements, machinery and
<br />equipment subsequently constructed on or placed or installed in
<br />the leased premises which by the terms hereof are property of the
<br />Lessor.
<br />(b) Throughout the term of this Lease Agreement, the
<br />Lessee shall, in respect to the leased premises, at its own expense,
<br />promptly observe and comply with all valid laws, orders, regula-
<br />tions, rules, ordinances and requirements of the federal, state,
<br />city and county governments, and of each of them, and of any and
<br />all of its, or their, departments or bureaus. The Lessee shall
