Phase I Environmental Site Assessment <br />Riverside Conoco <br />1350 Myers Avenue <br />Batesville, Arkansas <br />1.3 Scope of Work <br />The scope of work for this assessment consisted of the following: <br /> <br />•PMI conducted a visual site inspection in an effort to document environmental <br />conditions and activities on the subject property and accessible surrounding <br />properties. The inspection was intended to identify current and/or past property <br />conditions or usages, which may represent RECs or other risk conditions, as <br />defined by ASTM. <br /> <br />•PMI obtained and reviewed an "EDR Radius Map Report" for the subject <br />property. The EDR report was used to review certain state, federal, and tribal <br />regulatory files and records as prescribed by ASTM E1527-21. <br /> <br />•PMI reviewed historical records for the purpose of obtaining property and <br />surrounding area land usages. Historical records may include aerial photographs, <br />city directory information, fire insurance maps, topographic maps, county tax <br />records, and building permits. <br /> <br />•PMI conducted interviews with property owners, occupants, and/or local <br />government officials that may have knowledge of the subject property and, <br />therefore, environmental conditions. <br /> <br />•PMI utilized a variety of sources that may include Federal Emergency <br />Management Agency (FEMA) flood insurance rate maps, state geological maps <br />and publications, and United States Department of Agriculture (USDA) soil <br />surveys to develop a physical characterization of the subject property. <br />1.4 Limitations of Report <br />The information presented and conclusions made in this report are based upon the <br />visual site inspection, owner interview, and the limited regulatory and historical <br />records review performed by PMI. PMI assumes that information provided by City of <br />Batesville and by all persons interviewed or contacted by PMI is correct. <br /> <br />This assessment is limited to visually observable contamination or environmental <br />hazards present on the subject property during the time of the site inspection. This <br />environmental assessment does not include an evaluation of potential radon gas <br />hazards, asbestos, lead paint, wetlands, lead in drinking water, indoor air pollution, <br />4 <br />
