Multiple buildin¢sites <br /> Large-scale development involving the construction of two or more buildings,together with the necessary <br /> drives and access ways which is not subdivided into customary lots, blocks and streets shall be subject to <br /> the provisions of this section. This provision shall also be deemed to include single principal structures <br /> • proposed for addition to an existing multiple building site development. Plans for all such developments <br /> shall be submitted to and approved by the planning commission, whether or not such plat is to be <br /> recorded and no building permit shall be issued until such approval has been given. Such plans shall be <br /> prepared in sufficient detail to show the location of driveways, curb cuts, service easements, building <br /> locations,sidewalks,parking areas and landscaping. <br /> Section 15.03.14. Required public improvements <br /> (a) Generally. In all subdivisions(including multiple building sites),the subdivider shall be required to <br /> install, at his own expense, or to have installed by the appropriate public utility certain specified <br /> improvements. No streets, drainage or utility construction work, exclusive of clearing, shall begin <br /> until construction plans have been reviewed and approved by the planning commission. <br /> (b) Streets. All streets shall be constructed in accordance with applicable city standards and <br /> specifications as provided in the master street plan of the city or other such standards and <br /> specifications adopted by the city council. <br /> (c) Curb and gutters Curbs and gutters shall be installed on all streets in accordance with applicable <br /> city standards and specifications as adopted by the city council and/or the state highway department, <br /> whichever is applicable. <br /> (d) Water supply. All subdivisions shall be provided with water supply and distribution systems <br /> approved by the city and meeting the requirements of the state health department. Where a public <br /> water supply is within a reasonable distance of the subdivision the subdivider shall install or have <br /> • installed a system of water mains and connect to such supply. A connection to each lot shall be <br /> installed prior to the paving of the street, if possible. <br /> (e) Sanitary sewage disposal. <br /> - 186 - Batesville Subdivision Regulations <br />
