3)All units constructor set up in this district shall have the Ont door oriented toward <br /> • the front yard unless otherwise approved. The front yard shall be defined as that part of <br /> yard facing a street when a street is present, and the vehicular access route when not <br /> • defined as a street. If the unit fronts on two streets,the front will normally, but not <br /> necessarily, be the one identified by the postal service as the mailing address location. <br /> 4)All units constructed or set up in this district that do not have a built-in porch as part of <br /> the structure, shall have a covered front landing accessible by stairs and handrails if <br /> necessary. The landing shall be at least six feet by six feet, and shall be oriented to the <br /> front yard. All roof coverings shall be uniform. <br /> 5)All units shall have either: <br /> a. A carport capable of housing two vehicles with a driveway capable of <br /> stacking two more for a total of four off-street vehicle parking spaces; or <br /> b. An asphalt or concrete drive and parking area capable of providing four off- <br /> street vehicle parking spaces. <br /> 6)All units constructed in this district shall have foundation systems that meet the city's <br /> building code or, in the case of manufactured housing, be anchored in accordance with <br /> the manufacturer's instructions or the regulations of the Arkansas Manufactured Home <br /> Commission. <br /> 7)All units moved into this district from off-site shall be new and under warranty. New <br /> units are defined as units purchased for the first time from an authorized dealer after <br /> leaving the manufacturer's possession and shall be defined and construed as those <br /> purchased from an authorized dealer and under "factory" warranty. <br /> • <br /> Section 3. Validity of Regulations; If any section, clause, or phrase of these regulations <br /> shall be adjudged invalid or held unconstitutional,the same shall not affect the validity of <br /> these regulations as a whole or any part or provision thereof other than the part so <br /> decided to be invalid or unconstitutional. <br /> Passed this 25th Day of November, 2003 <br /> ATTEST: <br /> DENISE M.
